Market Overview
29 homes sold in Shoreline in September, down 27.5% from 40 sales in September 2025 and down from 34 in August. Year to date, 322 homes have sold.
Pricing Trends
The Shoreline median sales price in September was $760,000, down 8.7% from $832,000 a year ago. It also fell from August's $902,500 and sits below the year-to-date median of $822,450, which is down 3.2% from $850,000 for the same period in 2025.
The average price per square foot was $545, up 17% from $466 last September. Year to date it is $517, down 1.3% from $524.
The two measures point in different directions because of the size of the homes that sold. The average home sold in September was 1,891 sq ft, 13.8% smallerthan last September's 2,194 sq ft. Smaller homes tend to sell at a higher price per square foot and a lower total price, which accounts for most of the gap. With only 29 sales, a few transactions can move the median noticeably, so the year-to-date figures give a steadier picture of Shoreline market trends.
Days on Market
Homes averaged 30 days on market in September, down 14% from 35 days in September 2025 and one day faster than August. Year to date, homes are averaging 30 days, compared with 26 days for the same period last year. September moved faster than last year, but across the first nine months Shoreline homes are taking about four days longer to sell.
Negotiation Trends
Sellers received 98.5% of list price on average in September, compared with 100.09% in September 2025. Year to date, homes are selling at 100.52% of list price, down from 101.84% at this point last year. September landed about two points below the year-to-date average, which gave buyers more room to negotiate than they have had for most of the year. Even so, Shoreline homes are still selling slightly above list price for the year so far.
Summary
Fewer Shoreline homes sold in September, and the homes that did sell were smaller. They sold faster than last September but with more negotiation off the list price. For the year so far, homes are taking about four days longer to sell than in 2025, and the sale-to-list ratio is lower. Sellers are still getting slightly more than list price for the year, but September showed buyers negotiating more, which makes pricing a home correctly from the start more important.
