Chermak's entry is a timber-framed outdoor living area

On October 27th and 28th Shoreline-based Irons Brothers Construction, Inc. and Edmonds-based Chermak Construction, Inc. will will each have a home in the 2018 Remodeled Homes Tour.

A project of the Remodelers Council of the Master Builders Association of King and Snohomish Counties, this year’s tour features 15 homes.

Chermak Construction’s entry this year is a timber-framed outdoor living area located in the Cottage Lake area of Woodinville. The rugged beauty of this two-story structure enhances the clients' view of the forest behind their home and includes a spiral staircase that connects the upstairs master bedroom to the deck.

Irons Brothers Construction, Inc. remodeled a home in Shoreline. A 1954 home in the Hillwood neighborhood got a major makeover, with an open concept kitchen leading to a big outdoor deck. A completely remodeled bathroom on the first floor made this home look new.

The City of Shoreline has a few slots left in its May 22 home improvement workshop schedule.

Free Home Improvement Workshop and Vendor Fair
Tuesday, May 22, 2018, 6:00pm-8:00pm

There are two components to the event. Homeowners with a specific project or particular questions about a potential project can make 15 minute appointments with an expert from City staff. They can focus on their particular issue.

Anyone can come at any time during the event to talk to the vendors at the vendor fair.

One participant appreciated talking to the vendors.
I did find a contractor that was able to introduce us to many of his local subcontractors that have been helping us manage home projects. As we are new to the area, this kind of connection has been incredibly helpful and has allowed us to settle into our home and new community more quickly than we might have otherwise.

Another participant didn't get to the vendors but was pleased with the staff interaction.
I enjoyed speaking with the city employees about general concepts and thoughts we have about our home. I also got answers to my questions and referred to further reading resources. I did not consult with vendors so I cannot comment in that except that I think the idea to have them there was good.

The Shoreline Planning department will hold its second Vendor Fair and Home Improvement Workshop on Tuesday, April 24, 6-8pm at City Hall, 17500 Midvale Ave N. Free parking in City garage (driveway just north of City Hall).

There are a few personal appointments left for the March 27 Shoreline Home Improvement Workshop.

This increasingly popular event allows Shoreline homeowners the chance to have a personal, 15 minute consultation with a staff member from the Shoreline Planning department, before starting a home improvement project.

Typical projects include house remodel / addition, subdivision of property, driveway alteration, site drainage change, deck replacement/repair, and tree projects.

See more information and make an appointment on the City webpage. Two other workshop sessions will be presented on April 24 and May 22. You can sign up for any of them now.

Each workshop will have a vendor fair, with a dozen local vendors, such as Dunn Lumber, and Irons Brothers construction, who will be there to answer your questions and consult on your project. There is no registration necessary to attend the vendor fair.

All the events are free.

The oldest and largest consumer home show in the country runs through February 25 at CenturyLink Field Event Center.

Local businesses at the Home Show, besides sponsors BECU and Aqua Quip:
  • All Seasons Sun Control, on N 145th, offers a variety of awnings for your windows.
  • Carriage Houses Northwest, headquartered in Richmond Beach, will have a display of tiny homes, landscaped and decorated, including a tiny home with smart home technology

Only four slots left for Home Improvement workshop May 23

The last of this year's home improvement consults for Shoreline residents will be held on Tuesday, May 23 at Shoreline City Hall, 17500 Midvale Ave N, and there are only four slots left for individual consults.

Permit Services Manager Jarrod Lewis says, "We are down to four drainage slots on Tuesday (see below), and are all out of building and zoning/planning slots".  

Jarrod is starting a wait list for any residents interested in any last minute building or zoning appointments, so continue to apply. The form is on the City website.

Those who have appointments will get 15 minute sessions with a City expert to discuss their particular property and get advice before making home improvements.

Those without specific appointments are still encouraged to attend the vendor fair portion of the event even if they do not need or want to meet with staff. Vendors represent all aspects of home remodeling. They have handouts and will be happy to talk to you.

It was a fantastic experience, and a great resource. The vendors were very helpful and we look forward to follow ups with the contractors that were there to get pricing on some of our remodel ideas. 
The consult with the planning engineer about our retaining-wall issue was very helpful. We got a good sense of the options to be considered, the process of research and  planning, the vocabulary needed when we begin to search for designers and contractors.
The workshop is a good starting point for general knowledge. Thank you for providing a place to ask basic questions.

50 residents attend Home Improvement event - one more on April 25

Close to 50 Shoreline residents took advantage of the Home Improvement appointments and vendors to review their plans for remodeling their homes.

This was the second of three scheduled events.

People scheduled 15 minute appointments with staff to review their property and proposed changes. Other came to talk to the vendors that lined the hallway.

The third event is scheduled for April 25.

We are expecting three additional vendors to attend the April 25th event and we still have some appointment slots available.

Residents are more than welcome to attend the Vendor Fair portion of the event to meet with home improvement vendors, no appointment or registration needed.

Learn about programs for Minor Home Repair and Water Conservation at the Senior Center Tuesday

Both of these are designed for senior and/or low income populations. One provides low-cost home repair services and the other helps you replace your toilet with a water-saving style.

Following a successful event last year, the City of Shoreline is offering free advice on home improvement in three different workshop sessions.

Are you planning a house remodel / addition, subdivision of property, driveway alteration, site drainage change, deck replacement / repair, or tree project?

Schedule an individual appointment
If you sign up for an appointment, you will get a 15 minute consult with a city staffer, who will look at your plans, your property records, and give you advice on your project.

In addition, there will be tables with experts from fields related to home improvements. No appointment is necessary to talk to them or browse their materials.

The first session is Tuesday, March 28 and the appointments are half-filled already. See the chart above for spaces which were available as of this publication date.

You can register online and pick your day and time slot. The other two sessions are scheduled for Tuesday, April 25, 2017 and Tuesday, May 23, 2017.

Technical reviewers will be available  to help with questions regarding your house, property, land uses, and streets along with City requirements and permit information.

Depending on the scope of your project, you can meet with up to three technical reviewers.

In addition to appointments with technical reviewers, we will have several outside vendors and building industry representatives available to meet with you to discuss your project.

These vendors will include a local designer, local contractor, Master Gardener, material supplier, home loan agent, green building professional, and a residential drainage improvement grant funder.

No appointment is necessary to meet with these vendors so be sure to set aside extra time to discuss their services.

The first 2016 Home Improvement Workshop in March was a great success with 20 groups of participants and another 20 visitors to the professional vendors.

The second workshop will be held Tuesday, April 26 from 6:00 to 8:00pm. There are a few appointments left (with lots of availability for drainage questions), so there is still a little time for Shoreline residents to request a slot to meet with a technical reviewer  to help with questions regarding your house, property, land uses, and street as well as City requirements and permit information.
 And no appointments are need to drop by to meet and talk with the professional vendors.

Rebuilding Together Seattle transforms home of 92 year old North Seattle widow

On Thursday, March 3rd, Rebuilding Together Seattle partnered with 25 volunteers from sponsor Master Builders Association of King and Snohomish Counties and partner group Green Canopy Homes to restore the home of an elderly widow and her family in the Bitter Lake area of Seattle.

Nita Aemmer is the 92-year-old widow of a World War II veteran who lives with her granddaughter, Danielle, and two great-grandchildren.

Before he passed away, Nita’s husband took great pride in his home and maintained it well: he added an extension and did all the landscaping and gardening. After he passed, though, Nita could not maintain the home on her own, so Danielle moved in to help care for her grandmother and the home.

But Danielle suffers from chronic Lyme disease, often leaving her unable to complete any necessary repairs, and the condition of the house has drastically declined over the years.

Volunteers from Master Builders Association and Green Canopy Homes came in and patched walls, painted, improved exterior drainage, replaced bathroom flooring, repaired siding, did deep-cleaning, and made accessibility and safety improvements to their home.

In an effort to provide safe and healthy housing to the Seattle community, Rebuilding Together Seattle provides low-income homeowners and nonprofit facilities with critical repairs, modifications and energy-efficient upgrades at no cost to the individuals served.

Local charity restores the homes of 25 families on 25th anniversary - two in Shoreline

On Saturday, April 25, Rebuilding Together Seattle celebrated its 25th year of program services to the greater Seattle community. Roughly 1,000 volunteers restored 25 homes in one day as part of Rebuilding Together Seattle’s 25th Annual Spring Rebuilding Day event.

With a vision of a safe and healthy home for every person, Rebuilding Together Seattle provides low income homeowners and nonprofit facilities with critical repairs at no cost to the individuals served.

Spring Rebuilding Day, also known as National Rebuilding Day, is part of Rebuilding Together’s national effort to preserve affordable housing and revitalize neighborhoods through renovation services.

In Shoreline, sponsor group Center for Spiritual Living restored the home of Ragnhild Cortez, a senior citizen who lives alone. Volunteers installed handrails on front porch steps, replaced flooring, added trim to door frames, and installed grab bars.
Also in Shoreline, sponsor groups Venture Construction and Goodman Real Estate restored a group home run by Parkview Services, a nonprofit that provides housing for adults with developmental and physical disabilities. Volunteers replaced a sink, patched holes, installed railings, and more.

More than 50 local organizations and companies are participating through event sponsorships, in-kind donations, and volunteer support, including other top event sponsors: Wells Fargo, Greenpoint Technologies, Booz Allen Hamilton, Perkins Coie, Sears, and Stratos Product Development.

Rebuilding Together Seattle, 206-682-1231, is a 501(c)(3) nonprofit organization with a mission to bring volunteers and communities together to help low income homeowners live in warmth, safety and independence.

At last report there were only a few places left for individual consults in the second City of Shoreline Home Improvement event scheduled for Tuesday, April 28, 6:00 to 8:00pm, City Hall lobby, 17500 Midvale Ave N.

The events pair homeowners with city experts to discuss and guide plans for remodels, subdivision of property, driveway, drainage, deck, or tree projects. Depending on the question, the homeowner might meet with an inspector or other staff expert to discuss their specific project. Staff resources available by appointment included zoning planners, building plan reviewers, and a drainage review engineer. Bring your plans.

There are tables with general resources, staffed by people who can answer general questions, such as a local designer, a local contractor, a credit union, a master gardener, and a rain garden rebate program representative. The master gardener and rain garden tables were very popular with the residents.

If you drop in without a reservation, you might get lucky - there were cancellations at the March 31 event and some drop ins were able to get individual sessions.

According to someone who participated in the first workshop earlier this month, 
Overall, it was great. Being able to ask my dumb questions of the inspector and to get good answers was worth the price of admission (I know it was free). Especially liked the greeter. 
Seriously, I think it was one of the best ideas to come out of City Hall in a long time. To the average homeowner, going to City Hall and talking to a building inspector ranks up there with 4 root canals and a double bypass on the same day. You made the experience valuable. Keep it up.

Home improvement season is coming! Do you have a home improvement project in mind, but need some guidance to get started? Is it a house remodel, subdivision of property, driveway, drainage, deck, or a tree project? The City is offering two workshops to help Shoreline residents take the next steps.

Visit the website to sign up and reserve a time slot with one of the City’s technical reviewers. Be sure to leave your address so we can have maps of your property ready for your appointment. After the first workshop you can sign up to refine your plans further at the second workshop.

Workshops will be held on March 31 and April 28.

Housing repairs for low-moderate income King County homeowners and disabled renters

Winter will soon be upon us. Is your home in repair and ready for winter weather?

If finances are the issue, King county has a housing repair program for people who meet the income qualifications. Eligibility is determined by income. A family of four can earn $63,000 which is 80% of the King county median. Income is adjusted by family size. Different programs have different eligibility requirements.

Roofs, furnaces, plumbing, and electrical issues are eligible under this low - moderate income program. King county is accepting immediate telephone applications for qualifying applicants.

Funds are available as deferred payment and matching funds loans, emergency and manufactured homes grants, and grants for accessibility grants for disabled renters. 

Loans
  • Deferred Payment Loan - A zero percent interest loan available for up to $25,000. This loan does not require you to make payments, so it is very different from a traditional bank loan. However, we do secure a mortgage document to your property. The loan must be paid off when: 1) You sell or transfer the property to a new owner; or 2) If you move out of the home and it is no longer your primary residence. More information
  • Matching Funds Loan - Under this program, a homeowner can match a loan from the Housing Repair program of up to $25,000 with one from a local lender or with private funds. If the total cost for the repairs exceed $50,000, the entire amount above $50,000 is the responsibility of the homeowner. As with the Deferred Payment Loan, this loan has a zero percent interest rate and does not require you to make payments. Grants
  • Emergency Grants - Provides for up to $6,000 for immediate or life-threatening home repairs. This money does not have to be repaid. Emergency repairs can usually be completed quickly within one to three days from when you are approved for this grant. The emergency grants are determined by the Engineer/Inspector when they visit the repair site. More information
  • Manufactured Home Repair Grants - Awards up to $8,000 for mobile home owners who need to make quality-of-life repairs to their homes and do not own the land or pad where their mobile home sits. Similar to our Emergency Grants, these do not have to be repaid by an eligible manufactured home owner. More information
Renter Grants
  • Home Access Modifications Grants (ADA) - Provides up to $8,000 for low to moderate income renters with special access livability issues, and need to make accessibility modifications to their unit. Like our other grant programs, this funding does not have to be repaid. A tenant must have prior permission from their landlord before any unit modifications can be made. This program does not serve renters in Seattle, Kent, Auburn, Federal way,  or Normandy Park.  More information
