Development: Construction underway on Alexan Shoreline

Monday, May 27, 2019

Construction has begun on the Alexan Shoreline on the triangle formed by Westminster Way, Aurora, and Shoreline Place.

The apartment complex begun as Potala Place under Bellevue developer Lobsang Dargey. When he was convicted of scamming hundreds of investors out of tens of millions of dollars for projects from Everett to Belltown, he was charged and his properties seized to pay his debts.

This road was open for a short time after it was
closed in the other direction.

Ownership of the Potala went to the financial institution that had funded the project, then was sold to Trammell Crow and ended up as part of the Alexan family of real estate development.

The new owners made only minor design changes and allowed the permitting process to continue.

Aurora to the left. 155th Blue Bridge top left.
Shoreline Place to the right

Now construction has begun on the site. The road between the site and Shoreline Place has been closed in both directions for the duration. The site originally had several standalone businesses, most notably Dairy Queen.

The architect's drawing took some artistic license in
depicting the roads around the project

Alexan Shoreline will have two 5-story buildings with 330 units. A two story parking garage will have 302 spaces for vehicles and 199 bike parking spaces. A common courtyard is between the buildings. 2,524 square feet is available for retail.

Architect's drawing of Parkwood Elementary

By Diane Hettrick
Photos by Steven H. Robinson
Parkwood 1st floor
Parkwood 2nd floor
All the exterior walls are up at the new Parkwood Elementary building at N 155th St and Meridian Ave N, so it's now possible to get a sense of what the school will look like.

It's like no other school in Shoreline, private or public. It looks like a collection of boxes, both square and rectangle, pushed together.

There appear to be two buildings at an angle to each other. No matter where you are standing, you looks a different building.

Roofs are angled from one side to the other, some going different directions from the others.

Two story interior with balconies and skylights

Inside looks even more different. The two story, open commons area has the volume suggestive of a cathedral with huge skylights allowing natural light to flood the area.

I suggest you look at the 1.5 minute video from the school district with interviews of the project manager Dan Stevens and the principal, Ann Torres. HERE

Here's a walk around the outside of part of the building:

In the video, Principal Torres talks about the months of planning that went into the building, with input from all groups and how excited they all are about the new building.

The new school will be 64,800 square feet with a capacity for 500 students. The project's architect is DLR Architects and the contractor is Allied Construction. The estimated completion date is August 2019. The total estimated project cost is $46,909,000.

Parkwood Elementary is housed at the North City Elementary building during construction.

Construction begins on Kellogg Middle School

Construction fences are up and survey
markets dot the grounds at Kellogg
Surveying has begun for Kellogg Middle School, the last school in the Shoreline School District to be rebuilt / remodeled.

There has been surveying and installation of chain link fencing around the fields on the North side and the play fields.

Survey markers have been placed on the West and South (Hamlin Park) and along 25th Ave NE.

Unlike Einstein Middle School, Kellogg has a lot of land. This will allow the new buildings to be built behind the current buildings. Students will stay in the old building until they can be moved to the new building.

The new 150,888 square foot school will have the capacity for 1,071 students. The architect for this project is Mahlum Architects and contractor is Hoffman Construction. The total estimated cost for the project is $102,000,000.

The school was funded by a 2017 construction bond.

When completed in August 2020, the sixth grades will move to the middle schools, which will have three grades - 6, 7, 8 and the schools will operate without portables.

City and School District agree to a temporary construction easement at Hillwood Park for Einstein Middle School Construction Project

Construction has begun on the new Einstein Middle School
The Shoreline School District has started construction of the new Einstein Middle School.

To assist with construction efforts, the City and the School District have agreed to a temporary construction easement that will allow the School District and its contractors to use a portion of Hillwood Park for storing construction materials and for placement of temporary construction offices.

The easement will last for 18 months and will include the tennis courts and approximately the northern half of the playfield. It will also include the area where restrooms are currently located.

In consideration for the School District’s use of the Park, the School District has agreed to:
  • Provide temporary sanitation facilities while the restrooms are closed;
  • Rebuild the restroom facility with an emphasis on improving public safety and orienting access toward the center of the Park;
  • Construct a pervious asphalt path from the parking lot to the tennis courts;
  • Restore the surface of the tennis courts;
  • Restore all grass surface areas; and
  • Protect all trees and shrubs in the easement during the easement term.

The School District will also provide access to School District athletic fields for use by the Hillwood Soccer Association, Seattle Youth Soccer Association, and Shoreline Sports Club.

These organizations are regular users of the fields at Hillwood Park.

The City and the School District believe this agreement is a benefit to both organizations, and, more importantly, to Shoreline taxpayers.

More information about the Einstein Middle School Construction Project

Einstein is located at 19343 3rd Ave NW, Shoreline 98177. Hillwood Park is directly to the south.

Fewer than a dozen people attend information meeting about construction issues near Einstein

Tuesday, March 12, 2019

Einstein during demolition

The social media site NextDoor had a lively discussion about problems at Einstein Middle School regarding the remodel and Hillwood Park adjacent.

The School District and Hoffman Construction scheduled a neighborhood meeting to address the concerns. Letters were mailed out by the School District and notices were posted on NextDoor and Facebook by the Hillwood Neighborhood Association.

Fewer than a dozen people attended the meeting.

One of the concerns was the 60-70 contractor personal vehicles that have to rely on street parking. The contractor tried to work with Calvin Presbyterian Church to use their lot for parking but ran into problems since it is a nonprofit.

Call the Einstein School Construction Hotline 206-212-0554 for noise complaints, excessive litter or construction debris, illegal parking in neighborhoods (blocking driveways, mailboxes or fire hydrants) suspicious behavior around project site or storage areas, or recurring traffic violations.

Leave a message and they will call back.

Alexan Shoreline is across the street from Shoreline Place which will be developed by owner Merlone Geier Partners.

Viaduct removal began last Friday

Thursday, February 21, 2019

Viaduct 2-19-19 from the Pike Place Market

Viaduct removal began on schedule on Friday, February 15, 2019 and will take about six months.

WSDOT (Washington State Department of Transportation) is removing the Alaskan Way Viaduct from Seattle's central waterfront to make way for the City of Seattle's Waterfront Seattle Program.

This project will help transform Seattle’s waterfront while removing a vulnerable structure from our road network.

The Alaskan Way Viaduct was built in the 1950s and was damaged in the 2001 Nisqually Earthquake.

While it was strengthened and safe for daily use, the structure is seismically vulnerable. The viaduct’s role in moving people into and through downtown Seattle will be replaced by the new SR 99 tunnel and a new Alaskan Way surface street built once the viaduct is gone.

The major elements of this project are:
  • Shifting Alaskan Way to the west of the viaduct (completed in October 2018).
  • Removing the Alaskan Way Viaduct from South Dearborn Street to the Battery Street Tunnel.
  • Removing the Columbia and Seneca street ramps.
  • Building a new, temporary pedestrian bridge across Alaskan Way to Colman Dock.
  • Restoring the area where the viaduct once stood and then turning the space over to the City of Seattle's Waterfront Seattle Program.

There’s not much happening at Einstein middle school at this point.

In the fall, the northwest building was demolished. A portable was brought in to replace the classrooms. Some walls in the existing building were moved to free up unused space.

Some prep work has been done but they won’t be pouring any concrete or putting walls up until after winter has passed.
