SR 99 ramps near Seattle stadiums close Jan 4

Travelers who enter or exit State Route 99 near the downtown Seattle stadiums will need to plan for ramp closures beginning Friday night, January 4. 

Crews working for the Washington State Department of Transportation will close the Royal Brougham Way on-ramp to northbound SR 99 and the southbound SR 99 off-ramp to South Atlantic Street at 10 p.m. Friday, January 4.

The closure will help facilitate work needed to realign the existing SR 99 roadway into the new SR 99 tunnel.

Bridge closure on 68th Ave NE - significant traffic impact

If you have occasion to go around the head of Lake Washington in Kenmore, perhaps on your way to Inglewood Golf, Bastyr, St. Edwards, Simonds Road, Kirkland and points east, be advised the the bridge is closed on 68th Ave NE between NE 175th St and NE 170th St until further notice.

Traffic is now being detoured to 96th Ave NE, Bothell. Commuters in this area are asked to find alternate routes until further notice.

On Monday, December 17th, at approximately 7:00pm, a road failure in the southbound lanes on 68th Ave NE occurred as a result of construction activity. 

Northshore Utility District contractors are currently working in this area to relocate a sewer main for the City of Kenmore southbound bridge replacement project. 

There were no injuries, and there are no public safety issues. Crews are on-site now making repairs and have closed the road.

The northbound lanes have also been closed to vehicles out of an abundance of caution. Pedestrians and cyclists will still be able to cross the northbound side.

NUD is working closely with the City of Kenmore to manage traffic and provide updates. We will provide further information about road conditions and repairs when available. Questions regarding the construction activity should be directed to Val Tokumoto, NUD Project Manager, at 425-398-4400, ext. 130.

Shoreline Public Schools is starting a new series of community presentations to help the community learn more about the school district’s operations, programs and initiatives.

The district is beginning their Community Connections series of presentations to help provide an in-depth look at the vast and various work that goes into running their schools.
All presentations will be held in the Shoreline Center Board Room, 18560 1st Ave. NE, Shoreline 98155 in the center of the main building.

Topic: School Construction

You have a choice of evening or morning. The same information will be presented at each.

Tuesday, November 27 at 7 pm
Wednesday, November 28 at 10 am

Future sessions will be held on Maintenance and Operations in February and the Early Learning Programs in May.

New Parkwood Elementary taking shape

The new Parkwood Elementary School construction is making steady progress since its groundbreaking in September.

The new building is on the original school site at 155th and Meridian.

The architect for the Parkwood project is DLR Group and the construction company is Allied Construction Associates. The total estimated project cost is $46,909,000 with a scheduled completion date of August 2019.

Parkwood Elementary School is one of four school construction projects being funded by a school construction bond approved by 73 percent of Shoreline School District voters in February 2017. Other projects to be funded by the bond include construction of the Edwin Pratt Early Learning Center and rebuilding Einstein and Kellogg Middle Schools.

Pratt and Einstein are also under current construction and Kellogg is scheduled to start in a few months.

North City Water maintenance yard is a hive of activity as site is prepared for construction

Site preparation continues at the future home of the maintenance yard for the North City Water District. The site is at 15555 15th Ave NE, just south of Hamlin Park. 

The building debris has been cleared and the site is now being graded.



Eventually there will be five buildings on the site.

1. Office/Crew Administrative Building:
  • Offices
  • Large workroom for field crews
  • Toilets, showers and lockers
  • Lunchroom
  • Areas to clean up and store wet gear
2. Shops / Parking Building (attached to the Office/Crew Administrative Building):
  • A series of regular bays with vehicle access
  • Secure small parts storage
  • Workshop for working on meters and hydrants
  • Enclosed vehicle parking
  • Covered area in front
  • Back wall will shield operations from the neighbors to the west



3. Drive-Through Vehicle Wash Building:
  • A drive thru heated parking space for the Vactor will be attached
4. Decant Building:
  • This is where vactor truck spoils are discharged. The vactor is used to excavate around water pipe breaks; the excavated soils are a watery consistency, like milkshakes. The decant building separates the water from the solids.


5. Fueling Station:
  • This will ensure District vehicles can be fueled in the event of a natural disaster; it will be covered by an open canopy.
  • An adjacent standby generator will provide power to the entire site, it will be secured with a weather and sound enclosure.

The groundbreaking for Parkwood Elementary was held on September 19, 2018. At the time, the site was full of rubble and construction equipment. Now, not quite a month late, a building is rising out of the ground, changing day to day.

Parkwood Elementary School is one of four school construction projects being funded by a school construction bond approved by 73 percent of Shoreline School District voters in February 2017. 

Other projects funded by the bond include construction of the Edwin Pratt Early Learning Center and rebuilding Einstein and Kellogg Middle Schools. Pratt and Einstein and both underway and Kellogg will start later.

Parkwood Elementary is on N 155th between Meridian and Aurora in Shoreline.

Parkwood Elementary students, staff and community gathered at the construction site of their soon-to-be new school for a groundbreaking ceremony to mark the beginning of the school construction project on Wednesday, September 19, 2018.

Construction was a little further along than you would typically expect for a groundbreaking due to the originally scheduled event on August 20 being postponed because of poor air quality from wildfire smoke.

Superintendent Rebecca Miner, School Board President David Wilson and Parkwood Principal Ann Torres spoke about their excitement for the new learning space and appreciation for the support of the Shoreline and Lake Forest Park communities in approving the 2017 school bond. The new Parkwood will open in August 2019.

After their remarks, all of the children in attendance were invited up to help break ground along with the school board. As you can see from the photos, they has a blast.

Development: Vail Apartments on Midvale

Construction of the Vail Apartments, 17962 Midvale Ave N, is well underway. The site is just north of Shoreline City Hall on Midvale, next to the blue and white storage facility which itself will be the site of the new community / aquatics center.

The Vail is planned for seven levels mixed use, with 195 units, and 3,400 sq. ft. of commercial space. There will be two levels of parking.

The site is notable now for the large crane onsite.

Parkwood Elementary groundbreaking Wednesday, Sept 19

Shoreline Public Schools invites the community to attend a special groundbreaking ceremony to commemorate the beginning of construction on the new Parkwood Elementary School on Wednesday, September 19 at 4:30 pm. The event will be held at 1815 N 155th St, Shoreline

Site preparation for North City Water's maintenance facility on schedule

Demolition was right on schedule for the North City Water District's property at 15555 15th Ave NE in Shoreline.

This was the site of the Northwest Church which held its grand opening in Lynnwood May 2017, after selling their Shoreline property to the North City Water District.


Before demo, the Water District offered the site to all local fire departments to conduct training sessions in actual buildings. Four to six departments accepted the offer.

Four buildings on the site have been demolished. All the pavement and concrete will be taken up as well.



This will be the site of the District's new Maintenance Facility. Construction will begin as soon as permits are in hand.

The site is 3.2 acres.

Demolition at Einstein Middle School is well underway. Construction will begin after the site is prepared with an anticipated completion date of August 2020.

The new 150,888 square foot school will have the capacity for 1,071 students. The architect for this project is Integrus Architects and contractor is Hoffman Construction. The total estimated cost for the project is $102,000,000.

The new school will have two stories and outdoor learning spaces as well as classrooms.

Students will remain at the school during construction and the schedule will be built around them, in the same way that Shorewood and Shorecrest were constructed around occupied buildings.

Kellogg Middle School is also being rebuilt. When both schools have been completed, Shoreline Schools will implement the plans to reconfigure the schools to K-5 elementary, 6-8 middle school, 9-12 high school. Currently the middle schools are 7-8 and the 6th graders are in elementary school.

Parkwood students, staff, and communities will work for one year at the North City site while the existing Parkwood building is demolished and then rebuilt at the current Parkwood location on NE 155th and Wallingford Ave N.

Fall 2019 Parkwood will leave North City and move into their brand new building.

Parkwood was not originally scheduled for work this year, but it was discovered that the building was in worse condition than expected. It was added to the middle school and early learning center bond issue.

A large, flat-footed dinosaur takes huge bites from the roof of Parkwood Elementary and drops mouthfuls of splintered wood to the ground.

By the time you next go by the school grounds at N 155th and Meridian Ave N, the old Parkwood Elementary school building will be gone. It will be replaced by a brand new school building.

School will take place in the North City building at 816 NE 190th St during construction.

On February 14, 2017, over 19,000 Shoreline and Lake Forest Park voters authorized the rebuilds of Einstein Middle School, Kellogg Middle School, and Parkwood Elementary School and endorsed the construction of a new Early Learning Center for pre-school children (The Pratt Early Learning Center).

This capital project bond passed with a nearly 73% approval rate. While the facade of the current Parkwood is well maintained, it was selected for replacement due to the condition of the building and the need to increase elementary classroom capacity for growing enrollment in the district.

The new building is expected to be ready by Fall 2019.

North City Water begins site work and tree preservation for new maintenance facility on 15th NE

While local fire department staff were performing training exercises on the site of our future new Maintenance Facility, we at North City Water District were busy preparing for the next phase of the project: hiring a contractor for the initial site work.

On Monday, June 18, we received 5 bids; New West Development out of Everett was the lowest bidder at $2,012,499 (excluding Washington state sales tax), and was awarded the bid.

On Friday, July 6, the District issued a Notice to Proceed; on Monday July 9 we received permits from the City.

New West Development has installed temporary protective fencing around a number of large trees located at the northeast end of the property, on NE 158th Street. During the fence installation, a resident driving by the site stopped to ask if the trees would remain on the site; she was quite pleased to learn that they will.

Listening to Our Community

These trees are being preserved as a direct result of a Public Neighborhood meeting held back on November 15, 2017, during which multiple members of the neighborhood and community asked us to keep the trees. Based on this feedback, our Commissioners held a special meeting in November, voted to keep the trees, and asked the design firm to come up with options for a new retaining wall that would allow us to relocate the sidewalk, in order to protect the trees.

Although it cost a bit more to deviate from the City’s standard sidewalk requirements with a planting strip (Option A), Option C was eventually selected. View all the options here > Other trees on the site will still need to be removed to accommodate the breadth of construction necessary for our new facility, but we are proud that the trees of most concern to the neighborhood were saved.

Another question raised at the November 2017 meeting was about the precipitation information used for this project; our stormwater engineer is using 37.5 inches of annual rainfall for this project.


In the coming weeks, New West Development will begin an extensive asbestos removal effort, with expected completion by mid November.

Later this month or early August, we’ll be submitting building plans and specifications for the second portion of the project — construction of the buildings.

We chose to manage this project in two separate contracts (site work / building construction) to enable more focused financial tracking and project management.

Businesses are open in Parkwood Plaza

All businesses are open during the remodel to the facades of the Parkwood Plaza mall.

The Sherwin-Williams, Whistle Workwear, Mediterranean Bakery and Market, and JoAnn's facades are done except for new signage.

The second phase of Iora Health, Pho Restaurant, Philippine American Market, Acupuncture Clinic, the Martial Arts dojo and Arcane Comics has started. Those businesses will remain open but with disruption to the parking spaces in front.

Phase three will move to Aurora Prints and the Korean BBQ Restaurant when phase two is complete.

Phase four, Starbucks is now being excavated. The prep work for the foundation is in progress. The exterior work for phases 1-3 will look similar to the Safeway remodel that was done a few years ago making the Parkwood Plaza have a consistent appearance.

Businesses always suffer during construction. Shoppers are encouraged to continue to patronize these stores and keep them healthy financially during this disruption.

Local remodeling companies win big at Master Builders Association annual awards

On Saturday, May 4, 2018, local remodeling companies gathered at the Seattle Design Center to celebrate their craftsmanship and talents at the annual Remodeling / Trade Remodeling Excellence (REX/T-REX) Awards, produced by the Remodelers Council of Master Builders Association of King and Snohomish Counties.

Overall, 87 entries were submitted, the highest number in the 32-year history of the event. Entries were judged by independent remodeling professionals who chose winners based on the following six criteria:
  1. Aesthetics: Is the project visually appealing?
  2. Special or unique design solutions: Does the project reflect optimal space planning and livability?
  3. Quality workmanship: Does the project exhibit special crafting or exceptional features?
  4. Use of appropriate building material: Does the project complement existing structure and design?
  5. Budgetary consideration: How did the remodeler successfully utilize solutions to budgetary constraints?
  6. Challenges and obstacles: Did the remodeler overcome unique challenges in completing the project?

Landscape and Outdoor Living Excellence—More than $40K

Outdoor living makes your home’s square footage and livable space feel much larger.  These homeowners desired to create an outdoor structure on the back of their home to help them enjoy the outdoors year-round under cover.

Ultimately the addition to their home has brought them so much more than this! The addition was built onto the rear of their home, adjacent to their newly remodeled kitchen and family room. With the primary concern being design and style, material selections and architectural design focused on a structure that would complement the existing roofline and would not block the view from the upper bedroom windows.

To allow for all-season use, gas was plumbed not only to their BBQ and smoker, but also to the two commercial-grade gas powered heaters that were installed. These were placed south facing in the structure’s ceiling aiming directly at the seating area for comfort. Recessed lighting and bluetooth speakers were installed in the ceiling and a beautiful hanging pendant tops off the details.

Chermak Construction won in the Bath Excellence, $55K-$75K, category. 

The goal of this remodel was to create a safer and more accessible master suite bathroom for aging parents, without looking institutional. This was achieved by removing the bath tub to accommodate a large, accessible shower.

A new 36” wide entry door and heated tile floor bring a new level of safety and comfort to the room. A quartz countertop with glass tile backsplash and seamless mirror runs the full length of the bathroom.

Solid maple cabinets with a Dove White finish and hardware in oil rubbed bronze finish creates a safe and inviting space.

Both companies have participated for many years in the Rampathon event, building access ramps for homebound residents in Shoreline and south Snohomish county.

$30,000 in scholarship funds available to students enrolled in residential construction programs

Nearly 82 percent of construction businesses struggle to find qualified skilled labor, according to a 2017 survey conducted by the Master Builders Association of King and Snohomish Counties (MBAKS) and Redfin. This labor shortage, area companies say, is a factor in too few homes being constructed and contributes to higher home prices.

In the effort to develop skilled labor for the industry, bring more homes to market, and help ease the costs of housing, MBAKS is working to attract more high school and college-level students to exciting careers in the construction and trades industries through education programs and scholarships.

Each year, MBAKS offers $30,000 in scholarships to students seeking education related to the homebuilding industry and who are enrolled at qualifying technical, community college, and university-level programs within Washington state. Students can apply here.

Founded in 1909, the Master Builders Association of King and Snohomish Counties has grown to become the largest residential home builders association in the United States. With nearly 3,000 member companies, the association is dedicated to membership value, housing advocacy, community service, and financial stewardship throughout the Puget Sound region.
